Important Information about Portable Tenant Screening Reports for Colorado Applicants
Renters Warehouse accepts portable tenant screening reports (PTSR) pursuant to § 38-12-902(2.5). Please note, Renters Warehouse accepts PTSRs, as more fully outlined below, but does not and cannot produce or provide PTSRs or any other tenant screening report, as we are not a background screening agency.
Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Renters Warehouse with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Renters Warehouse with a PTSR, Renters Warehouse is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Renters Warehouse to access or use the PTSR.
If Applicant provides Renters Warehouse with a PTSR, the following must occur:
- the PTSR must be provided to Renters Warehouse;
- the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and
- the applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
To provide Renters Warehouse with an acceptable PTSR, the following steps must be taken:
For the security of the applicant’s information, the PTSR must be securely provided to Renters Warehouse and it must comply with all the state and federal laws pertaining to use and disclosure of information contained in the consumer report by a consumer reporting agency.
We require a statement from you that there has not been any material change to the information in the screening report including your name, address, bankruptcy status, criminal history, or eviction history since the report was generated.
In order for Renters Warehouse to accept the PTSR, it must include the following information:
- Name;
- Contact information;
- Verification of employment and income;
- Last known address;
- Rental and credit history (in all jurisdictions in which they have lived)*;
- Criminal history for all federal, state and local convictions (in all jurisdictions in which they have lived); and
- The date which the PTSR was generated
For prospective tenants who are seeking to rent with the assistance of a housing subsidy, a credit history report, a credit score, or an adverse credit event are not required to be included in a PTSR to be accepted.
The report must not be more than 30 days old
If you do not have or cannot provide a proper or complete PTSR, you will need to complete the online rental application and pay any applicable fees through Renters Warehouse partnership with Rental History Reports (RHR).
Even if you do have and provide a proper and complete PTSR, you will still need to complete the online RHR rental application but you will not be charged any application fees.
If any information from the RHR report is different than information provided in the PTSR, we may rely on the information in the RHR report.
If we generate a credit and background report and subsequently deny your application, we will provide you with a copy of the consumer report and an advisement of your right to dispute the accuracy of the report to the consumer reporting agency. Your written notice of denial will also state the reason(s) for the denial.
To initiate the process of submitting your PTSR, please email your statement of no material change to ptsr@renterswarehouse.com, including your full name, the property address to which you wish to apply, the date your PTSR was generated, the name of the consumer reporting agency that produced the PTSR, and either 1) a secure link to or secure method to access the PTSR report (directly through the consumer reporting agency or otherwise) or 2) a redacted copy of the PTSR report itself.
