You have a lot to think about as a renter—starting with location and price. Taking the first step to become a Renters Warehouse tenant is easy! You can search for a property in your market or apply for a lease to become a tenant directly on our website.
While Renters Warehouse does not have a direct relationship with renters, our relationship with your potential landlord means a much better renting experience for you. Your home will be taken care of by our professional property management team here at Renters Warehouse.
We take care to ensure our homes are a good fit for each resident. That means reviewing your credit history, rental history, background check, employment and income, and verifying a government-issued ID. If pets are allowed, we’ll include a quick pet screening too.
We work alongside the property owner to make this decision. We gather all of the screening information and share it with the homeowner, who makes the final call.
Moving into a new home comes with a few up-front costs. Typically, you’ll pay your first month’s rent, a security deposit (usually equal to one month’s rent), a lease administration fee, a small monthly processing fee, and any pet-related fees if applicable. Don’t worry—we’ll break all of this down for you before you sign.
Rent is due on the first of each month. We know life gets busy, so we recommend setting a reminder or scheduling automatic payments to stay on track.
Most leases include a short grace period, but this can vary depending on your specific lease. If you’re unsure, check your lease agreement or reach out—we’re happy to clarify.
The easiest and fastest way is through your Resident Portal. You can pay by ACH (bank transfer), which is included in your monthly processing fee and has no extra cost. If you’d rather pay by credit card, that’s an option too—just keep in mind there’s a processing fee for card payments.
If online payment isn’t your style, you’re also welcome to mail certified funds (like a money order or cashier’s check). Just be sure to allow enough mailing time so your payment arrives before the due date.
We understand that things happen. If rent isn’t paid by the due date (plus any grace period), a late fee will be applied per your lease terms. We’ll also reach out to remind you via text, email, or phone. Communication is key—if something comes up, please let us know. We’re here to help avoid bigger issues.
If a payment is returned due to insufficient funds (NSF), we’ll reverse it from your account and apply an NSF fee. If this causes your rent to be late, a late fee may also be added. After multiple NSF payments, you may be required to pay rent with certified funds moving forward.
If you’re behind, please reach out to us right away. The earlier we know, the more we can work together to figure out a solution. If no payment is received, formal notices (like a Pay & Quit) may be sent, which is the first legal step toward eviction. We truly want to avoid that scenario, so staying in touch is the best way to prevent it.
Yes! Setting up auto-pay through the Resident Portal is a great way to avoid missing a payment. It’s quick, secure, and gives you one less thing to think about each month.
We will coordinate maintenance requests and get confirmation from the homeowner on approvals for any repairs—which means you don’t have to.

We prioritize maintenance based on urgency:
- Emergencies (like flooding or no heat in winter) are handled within 24 hours.
- Urgent issues (such as a major appliance issue that isn’t life-threatening) are addressed within 72 hours.
- Normal repairs (cosmetic or routine fixes) are usually handled within 7 days.
Depending on the situation, we may first have to call for homeowner approval. We contact homeowners as quickly as possible and provide them with all available information. Once we have homeowner approval, a vendor is dispatched to diagnose and fix the issue at your home.
No. Accidents happen. Your child might clog up the toilet with a toy or maybe you have a pet that damaged the carpet. No problem. We understand! We evaluate each invoice and situation to determine if it is the owner’s responsibility or a tenant’s responsibility to pay for the maintenance work.
We want your move-in to feel seamless. Before you get the keys, we’ll complete a detailed inspection with photos and notes so we’re all on the same page about the property’s condition. We’ll also make sure you have any keys, remotes, or other access items you need.
Plan ahead to set up utilities, review your lease, and let us know if you spot any maintenance concerns during the first walk-through. You might also want to do a quick clean to make the space feel like home.
Just submit a Notice to Vacate through our website at least 60 days before your move-out date. We’ll confirm your timeline and send you detailed move-out instructions.
We’ll do a final inspection, similar to the one we did when you moved in. Be sure to remove your belongings, fix any damages, clean thoroughly, and check your account for any remaining charges.
We compare the move-in and move-out inspections to determine if there’s any damage beyond normal wear and tear. After that, the homeowner decides on any deductions, and we’ll send you a detailed statement along with any refund in accordance with state law.
